The Foxborough Planning Board voted May 28 to approve a minor modification for a Patriot Park LLC development at 138 Washington Street that adds three units and adjusts site layout.
Cameron Grade of Bay Colony Group said the applicant rotated two southern buildings 90 degrees, which allowed the design to add three units and keep site grades consistent. “By rotating these units, it has allowed us to add an additional 3 units, bringing our total units up to 35,” Grade said. He said utilities were updated and the septic system had been sized previously to anticipate the additional units.
Grade told the board he met with Foxborough Fire, which requested a 40‑foot alleyway to provide turning access (a hammerhead) for trucks; accommodating that alleyway required shifting buildings slightly. He also noted a retaining wall on the southern property line and asked whether to retain a fence in that location.
A board member asked why the prior approved plan did not include the fire department requirement; staff and the applicant explained that the layout change prompted the clarifying request. Members confirmed the modification did not increase impervious coverage or stormwater impacts.
After closing the public hearing, a board member moved to approve the minor modification; the motion was seconded and adopted by voice vote. The approved change increases the total unit count on the site to 35 and directs the applicant to finalize coordination with the town engineer and fire department on access and fencing details.
The project remains under construction; the approval covers only the minor modification described at the hearing.
