The Dalton-Whitfield Planning Commission voted to recommend approval of a zoning change for a 0.77-acre parcel at 116 McFall Street that would move the site from general commercial (C2) to rural residential (R5).
Ethan Calhoun of the Northwest Georgia Regional Commission told the commission the printed agenda contained a typo and the parcel is 0.77 acres; staff recommended rezoning because the property sits in a small residential pocket surrounded by commercial and industrial uses and the R5 designation better reflects existing land uses. "We see these pocket neighborhoods that are consistent and it's unlikely that we would expect to see all of these to be redeveloped for commercial," Calhoun said.
Petitioner Hassaroni Rodriguez (record later shows the name John Rodriguez on the record) said he plans to place a single dwelling on the lot. "Just one," he told commissioners when asked how many structures he intends to put on the property.
No members of the public spoke in opposition. After the public hearing closed, the commission moved, seconded and approved the recommendation; staff will forward the commission's recommendation to the appropriate governing body for final action.
The commission's recommendation is advisory; the board of commissioners (for unincorporated Whitfield County) will take the final vote at a later meeting.
