Staff member presented Chandler Design Studio’s request for approval of a revised hillside protection site plan for 1531 Franklin Road, describing demolition of an existing garage and portions of exterior walls to make way for a larger footprint, a new garage, additional upper-level bedrooms and an upper-level playroom, finished with lap siding, stone and a standing-seam metal roof. The staff member said the lot predates the Hillside Protection Ordinance and therefore qualifies for exemptions if the addition stays under 2,000 square feet.
The staff member explained a special condition: before issuance of a building permit, the applicant must provide a letter from Williamson County Environmental Health confirming the septic system can handle the additional square footage. “We’re gonna require a letter from Williamson County Environmental Health that the addition, like, the septic will be able to handle the additions,” the staff member said.
Commissioners asked whether sewer was available; staff said sewer is available but if county officials deny the septic documentation the property would need to connect to sewer. Commissioners also questioned tree removal and footprint limits; staff said only a small footprint change is proposed and few trees will be removed.
