The Belgrade City‑County Planning Board recommended preliminary plat approval May 27 for the Yukon Commercial Minor Subdivision, a proposal to divide a 21.36‑acre parcel into three commercial/industrial lots and one stormwater lot.
Emily Martinez, Planner 1 with the Community and Economic Development Department, told the board the subdivider is Frank Road LLC and that staff recommend approval subject to standard conditions, including easement provisions tied to proximity to Bozeman Yellowstone International Airport, necessary DEQ approvals, required road and transportation improvements, city covenants and a memorandum of understanding with the county weed control district. Martinez said existing water and sewer lines border the property and that no additional infrastructure improvements are proposed as part of the preliminary plat.
"Based on the submitted application and supporting documentation, staff recommend preliminary plat approval of the Yukon Commercial Minor Subdivision subject to all laws and regulations and staff recommended conditions," Martinez said.
Julian Martin of Alpine Surveying and Engineering, who represented the applicant, said the project "fits in perfectly with the surrounding area" and offered to answer board questions. Martin said the site aligns with nearby warehouses and light‑industrial uses along Frank Road and Yukon Lane.
Board members asked questions about standard conditions and acknowledged that the application qualified as a first minor subdivision under the city code, which exempts the proposal from public notice and environmental assessment requirements. Martinez noted adjoining property owners had received courtesy notice and that a parkland dedication was not required for this first minor subdivision classification.
After a brief discussion and no public comment, Board member Will Boggs Deagle moved to recommend City Council grant preliminary plat approval subject to staff recommended conditions; the motion was seconded and carried.
Next steps: the board’s recommendation will be forwarded to the Belgrade City Council for final action on the preliminary plat. Any final plat approval will be contingent on the conditions and certifications noted in the staff report.
