The commission voted to adopt an amended staff order giving the owner of the Shalimar Apartments (701 West North Loop Boulevard) 90 days to correct multiple structural and property‑maintenance violations.
Inspector Jerome Howard described repeated inspections since November 2024 that found deteriorated balconies and stairways, cracked and missing siding, blocked egress points and damaged electrical enclosures. Howard emphasized the risk to residents from missing protective covers on electrical panels and warped balcony guards.
Owner representative Tony (Ty) Moon addressed the commission and said management has been pursuing repairs and eviction proceedings in some units, but that obtaining permits is time‑consuming and complicated. Moon asked for time to complete work and said he is actively attempting to obtain permits.
Commissioners debated whether a 45‑day repair window was sufficient and ultimately amended the staff order to allow 90 days for the owner to obtain and finalize permits and verify compliance. The motion to adopt the amended order passed by roll call.
The order requires the owner to obtain necessary permits, correct cited violations and request inspections to verify compliance. If compliance is not achieved by the extended timeline, the order imposes civil penalties of $1,000 per week until repairs are complete.
