Investigator Courtney Britt presented photographs and a history of complaints dating back to October 2024. Britt documented rotten roof decking, a severe rear‑roof depression suggesting a failed rafter, sagging porch support columns and peeling protective coatings; staff concluded the structure is substandard and unsafe.
Owner Nicholas (Rick) Kravaniak described financial hardship, recent yard cleanup and said he is pursuing options including potential demolition or lot reconfiguration. He asked for time to obtain paperwork and to evaluate repair versus demolition; staff noted 90 days is the most the commission could grant without additional documentation.
Commissioner Abera moved to adopt staff’s findings and extend the repair timeline to 90 days; the motion passed by roll call. The order allows demolition to satisfy the repair order if the owner later chooses that route.
