Town Supervisor Kathy Burke Gonzalez said New York State’s Housing and Community Renewal recently approved “over a $7 million award” for the town to support 16 affordable homes at Kentwell (transcript: Canwell) Court. “According to the governor’s press release, those houses are due to be sited sometime this summer,” Gonzalez said.
The town purchased the 12-acre parcel years ago and subdivided it: seven acres were designated for housing and five acres for open space. Gonzalez said utilities have been brought to the site and engineer Drew Bennett has walked the property, but additional site work will be needed once units are delivered.
Gonzalez described the homes as a hybrid between manufactured and site-built construction, selected to keep purchase prices and maintenance costs lower than comparable stick-built houses. The town changed its code to allow four units per acre (up from two), and lot sizes will range roughly from 13,000 to 17,000 square feet; homes are planned at about 1,300 to 1,700 square feet.
She said the state program aims for a mixed-income occupancy range—roughly 70% of area median income (AMI) up to about 130% of AMI for Long Island—so households across several income levels may qualify. Gonzalez also said the town specified sustainability features: the homes should be all-electric, solar-ready and use native landscaping.
On pricing, Gonzalez said the program has produced homes elsewhere in New York at roughly $250,000–$275,000, while delivered costs in East Hampton are tracking higher. “Here, they’re coming in at about $400,000. We haven’t gotten the final numbers yet,” she said, attributing the difference to the higher local costs of hooking up utilities and trades.
The town expects to select a manufacturer from two providers participating in the state program after receiving model layouts and pricing; once selected, orders will be placed for several models. Gonzalez said the town will consider applicants already on an earlier lottery list for single-family homes when qualifying households for Kentwell Court units.
Next steps: the town will finalize manufacturer selection, complete required site preparations and continue local outreach; the timeline provided by the state lists delivery and siting this summer but Gonzalez emphasized that final costs and schedule remain subject to site work and contractor timelines.
