Planning commission approves two sign modification requests for downtown and Oldtown properties

The Gaithersburg Planning Commission approved two separate sign modification requests on May 20. Staff recommended approval in both cases and commissioners voted unanimously in favor.

Kitchen Social (203 Crown Park Ave): Planning staff described three requested modifications (sign‑37704, sign‑37709, sign‑37710) for a new restaurant at the corner of Ellington and Crown Park: a canopy sign slightly larger than the design‑guidelines percentage (approximately 31% of canopy area, above a 25% limit) and two centered blade signs that project 44 inches from the canopy rather than the 42‑inch guideline because they are centered. Staff noted pedestrian clearance of 102 inches for hanging signs and public safety compatibility. Applicant representative Ken Padet of Mid‑Atlantic Permits explained the design and illumination (internally lit). Staff recommended approval with no conditions and the commission granted the modifications.

12 Russell Ave (Oldtown): Staff (Jasmine) presented sign‑37490‑2026 for a projected, double‑sided non‑illuminated projecting sign (8.41 sq ft) on a property adjacent to a residential parcel in the Oldtown district. The sign will replace an existing monument sign. Staff found the proposed projecting sign compatible with the Oldtown design guidelines given its traditional style and appearance and recommended approval. The commission approved the modification unanimously.

Both approvals were recorded on the meeting record; staff will issue permits consistent with the approvals and the applicants will proceed to permit issuance.
