Mecklenburg County Planning Commission members voted to rezone a property on the south side of Route 722 (Knoblin Farm Road) at Sawmill Road from agricultural to industrial to allow a gated, covered boat and recreational-vehicle storage facility.
Matthew Guyger, who said he bought the property from Eddie Gary and is moving the rezoning request forward, described a low-impact storage operation with roughly 100–149 covered canopy spaces split about 75% for boats and 25% for RVs, no utilities, no overnight occupancy and gated keypad access. "I apologize for missing the first meeting…everybody made this seem like it was a formality," Guyger told commissioners as he summarized the proposal and handed out materials.
Commissioners discussed surfacing, screening and traffic. Guyger said the site would be gravel, include perimeter fencing and windscreening where needed, use downward-facing, motion-activated lighting, and maintain vegetation buffers to reduce visibility from adjacent properties and a nearby elementary school. He argued the use would generate low, intermittent traffic concentrated on weekends and peak recreation periods and cited roughly 700 existing daily trips on Noble Farm Road, estimating the facility might add about 25 vehicle movements on busy days.
The applicant estimated construction costs ranging from about $550,000 for a turnkey approach to closer to $1 million if commercial-grade canopies are chosen; final design details such as turning radii, gate placement and specific canopy type will be determined in engineering review and in coordination with VDOT.
A recommendation for approval was read into the record; a motion to approve the rezoning with conditions recommended in the staff report was seconded and carried by voice vote. The transcript records the motion as "carried" but does not include a roll-call tally.
The commission closed the public hearing on the item and moved to the next agenda matter.
