Huerfano County approves lot-line consolidation for Sharp property with deed restriction

The Huerfano County Board of County Commissioners voted May 19 to approve a lot-line vacation and plat amendment requested by Dan and Carol Sharp to consolidate parcels 17040, 17041 and 17042 into a single urban-residential parcel. Planning staff and the county planning commission recommended approval with a condition: a deed restriction prohibiting future subdivision of the consolidated parcel.

County staff described the request as a routine lot-cleanup measure intended to prevent later back-and-forth subdivision, and explained the condition is a standard county practice for lot combinations. Commissioners questioned acreage details during discussion; staff clarified the consolidated parcel is slightly more than one acre and reiterated the no-subdivision condition.

The motion to approve the application with the deed restriction was made and seconded, and the board recorded affirmative responses and passed the motion. Staff noted the restriction will be recorded as a condition of approval and directed follow-up to ensure the restriction is placed on the parcel record.

The approval does not itself change current uses on the property; it amends the recorded lot configuration and requires county staff to record the deed restriction preventing future subdivision.
