Commission approves Mosley Commons subdivision targeting 80% AMI homes

The Planning Commission approved Mosley Commons, an eight‑lot subdivision proposed by Neighborhood Housing Services of Southern Nevada that will create single‑family attached homes targeted at households at 80% of area median income.

Ben Mahorney, the applicant’s senior project manager, described a 0.68‑acre site on Jefferson and E Street that combines four parcels (three city‑owned) into an eight‑lot plan with home footprints between 1,600 and 1,800 square feet, detached two‑car garages and yard space. “This project will be a partnership between the City of Las Vegas and NHSSN,” Mahorney said.

Susan Florian, the project’s civil engineer, outlined requested waivers including garage square footage, decreased side setbacks and modified row‑house depths for several lots. Staff recommended approval; commissioners noted neighborhood context and inquired whether the units were for sale — Mahorney confirmed they are for sale at 80% AMI.

The commission approved the rezoning, waivers and tentative map subject to staff conditions, striking a condition (condition three) on several waivers as noted in the motion. The project will move to City Council on April 15 for consideration.
