Planning commission approves home‑occupation permit for machining shop at 100 East Stevens Lane

The Orderville Planning & Zoning Commission voted to recommend approval of a conditional‑use permit for Steve Stevens to operate a machining and fabrication business at 100 East Stevens Lane (Mount Carmel/Orderville area).

Stevens told the commission his company will expand a shop from Salt Lake and that he and his son currently run the business with plans for eventual employees. He described operations as primarily daytime and said most deliveries would be by trailers or box trucks that arrive infrequently; semi trucks are rare and, when required, are unloaded offsite. "We are expanding our business down here from Salt Lake," Stevens told the commission.

Commissioners discussed the parcel's residential zoning, the town's home‑occupation rules (which limit employees), and the condition that the residence remain on the property. They emphasized quiet‑hours enforcement (10 p.m. to 7 a.m.) and asked that Stevens avoid loud nighttime activity. The board approved the recommendation with conditions; the chair noted that noise or lighting complaints should be raised with town council through the official complaint form.

The motion to approve the conditional‑use permit was moved and seconded and carried by voice vote.
