At its March meeting the Vigo County Area Plan Commission approved multiple land-use petitions, including rezonings, minor subdivisions, replats and primary approvals for major subdivisions.
Highlights of the votes at a glance:
- 2722 South Fruit Ridge Ave (Madcar LLC): Rezoned from R1 to R1 Planned Development to allow an appointment-only financial planning office; staff recommended and the commission approved with site-plan review required.
- Matthew Phillips minor subdivision (9126 East Trimmer Drive): Approved with conditions including soil borings for Lot 1 and recording within 90 days.
- BNB Ranch replat: Replat into three lots and two variances approved with recording and permit contingencies.
- Phillips three-lot subdivision (Ganon Road): Approved subject to a minor plat amendment clarifying drainage, road permits and remedy of recorded nuisance violations.
- Mallerie Grace subdivision: Primary plat approved only due to unresolved right-of-way issues on Putnham Street; developer advised to resolve ROW/dedication or easement issues before secondary approval.
- K Wall subdivision: Primary approval only because proposed lots did not meet current minimum sizes; BZA approvals or lot adjustments will be needed before secondary approval.
- Tubarosa replat (Hendrick/Beach Street area): Approved with standard conditions prior to permitting (road permits, drainage plan, bonding and fire department approval).
Staff repeatedly noted standard contingencies — recording within 90 days, road-cut permits if needed, clarifying drainage easements and satisfying health or nuisance remedies — and recommended approval where technical conditions were expected to be met.
