Zoning board grants side-yard variance to allow attached garage at 34 Princeton Avenue

The Village of Depew Zoning Board of Appeals voted May 14 to grant an area variance allowing an attached garage at 34 Princeton Avenue.

Mike Faracio of BuiltRight spoke for the applicant, Linda Hammer, explaining the plan to build a 16-by-20-foot attached garage. Faracio said the existing distance from house to lot line is about 18 feet and requested relief to place the garage closer to the lot line. The applicant submitted a neighbor’s letter dated April 24, 2026 from David Kreds of 40 Princeton Avenue stating he had no objection to the variance; the letter was read into the record.

Board members reviewed the statutory six-part area-variance criteria and discussed fire-code and setback matters; staff said fire-safety compliance would be addressed through building plans and permits. After motion and second were recorded (motion by Member Yarborough; second by Member Galvin as recorded), the board voted by roll call with Members King, Gallivand, Yarborough and acting Chairman Overhalt voting yes.

The variance permits the applicant to proceed to design and building-permit review; the board noted that any final construction must comply with building and fire-code requirements and that the variance applies to the property as described.
