The Zoning Board of Appeals voted May 13 to allow a dwelling at 21308 Sunset to be used as a two-family residence in an R1C zoning district.
Applicant Steven Paris told the board the house was constructed in 1954 with two electric meters, two gas meters, two electric panels and two boilers and that it had functioned as a multi-family rental for decades. Paris said converting the structure into a single unit would be prohibitively expensive and waste existing conditioned space.
Board members reviewed permit and enforcement records and discussed whether the property met the "unique" standard used in variance decisions. Mr. Lindsay moved to grant the request, citing the building scale and physical separation of services; the motion carried with votes in favor and no formal objections sufficient to deny.
The board instructed Mr. Paris to ensure all required permits associated with the ongoing renovations (electrical, plumbing, inspections) are pulled and signed off by the building department. Staff agreed to check permit history and coordinate any outstanding enforcement matters.
