The Oak Creek Plan Commission approved amended site and architectural plans May 12 for a multi-tenant commercial building at 7935 South Main Street, allowing the developer to expand the previously approved building from roughly 8,700 square feet to about 10,000 square feet.
Staff (Todd) said the change is driven by a middle tenant seeking more space; the altered footprint shifts portions of the building closer to Main Street and Drexel, removes an on-property sidewalk (the building now more directly addresses the public sidewalk), relocates a patio from the south side of the middle unit to behind the eastern unit, and reduces on-site parking from 50 spaces to 49. Todd noted Drexel Town Square relies on shared parking across parcels.
Sean Phelan of Phelan Development said lease negotiations were in the “final throes” and he declined to name tenants; he confirmed the tenant mix is similar to the prior proposal but a middle tenant has expanded.
Commissioners pressed on parking and setbacks. One commissioner asked whether the plan still met the Drexel Town Square mixed-use district standard; staff said the district allows a 0-foot setback and the public sidewalk remains in place. Another commissioner asked whether a previously proposed east-facing mural could be retained; applicant said the mural was tenant-specific and that tenant left the project.
Architect Eric Gebhardt said the design updates include upgraded materials (brick replacing cement board on portions of the east elevation), modest landscaping changes, revised lighting that replaces a pole with wall-mounted fixtures, and relocation of some mechanicals with screening proposed.
The commission approved the plans with conditions that include compliance with all code requirements, submission of revised plans to Community Development showing final mechanical locations and screening, and other standard permit conditions.
