The Oak Creek Plan Commission voted May 12 to grant a sign appeal allowing Viridian Homes to display a temporary 4-by-8-foot real-estate sign at 3521 East Oakwood Road for up to 1,328 continuous days (valid through Dec. 31, 2029), exceeding the city code’s usual limit of 240 days per year.
Staff (Nick) explained the request and said the sign complies with other code requirements; the appellant, Bud Lang of Viridian Homes, said his marketing and construction phasing make a long, continuous display practical and would reduce repeated permitting work. He said his firm typically sizes phases to last about a year and intends to keep the sign in the same prominent location for marketing.
Commissioners expressed concern about the length of time but acknowledged conditions in the motion: the sign must be installed at the approved location and a condition requires removal upon the sale of the final home of the Millwood Glen subdivision if that sale precedes 12/31/2029. Staff also included conditions on setback (minimum 10 feet from rights-of-way) and that only one temporary sign is permitted. The commission noted the appellant’s commitment to sign maintenance and an ability for staff to enforce code violations.
The subdivision was described as 44 homes; commissioners asked about phases and potential alternatives (shorter display windows with repeated permits) before moving to approve the appeal with the conditions recorded on the screen.
