The Baker County Land Planning Agency on May 14 voted to recommend disapproval of Ordinance 2026-09, a rezoning request to change a roughly 10‑acre parcel off Leon Dobson Road from AG 7.5 to AG 5.
Director (speaker 3), who presented the item to the LPA, said the parcel is presently in compliance with county land‑use and zoning standards and that “staff recommends approval of the application.” The applicant told the board the family hopes to retain flexibility to place a second single‑family residence on the property in the future.
Several members pushed back. One board member who moved the disapproval said the change would amount to spot zoning and “opens the door” to denser development; another member warned that a five‑acre zoning could invite larger landowners to rezone and subdivide neighboring tracts. After a motion to approve failed for lack of a second, a motion to disapprove was made and seconded and the board voted to recommend disapproval.
Opponents noted a small portion of the parcel lies in a FEMA flood zone and argued the proposed change would not be compatible with surrounding land uses. Director (speaker 3) reminded the public that the LPA is a recommending board and that the ordinance will have two county‑commission readings before any final decision.
The LPA’s recommendation does not end the process: staff told residents the county commissioners will hold first and second readings on May 19 and June 2. Residents and the applicant were invited to address the commissioners at those hearings.
Next steps: the matter proceeds to the Baker County Board of County Commissioners for two readings; no final county decision was made at the LPA meeting.
