The Pleasant Grove Planning Commission on May 14 approved a one‑lot preliminary residential subdivision called Moss Heights Plat A for property near 950 East and 200 South, finding the proposed lot meets the R110 zone’s size and setback requirements.
Jacob Hawkins, planning staff, described the standards for R110 zoning (minimum lot area 10,000 square feet, minimum width 90 feet, front/rear setbacks of 25 feet and side setbacks of 10 feet) and reported the proposed lot measures 24,964 square feet and about 141 feet across, meeting the listed requirements. Staff recommended approval subject to final planning, engineering and fire‑department sign‑offs.
Gregory Brown, representing the Moss family and the applicant, said the parcel was previously sold as a meets‑and‑bounds legal subdivision and that the current application formalizes the lot for development of a single‑family home. There were no public objections raised during the meeting.
Commissioner Butler moved to approve the one‑lot preliminary subdivision plat (Moss Heights Plat A) with the standard condition that final planning, engineering and fire department requirements be met. The motion was seconded (identified by the chair as Commissioner Patton) and passed by voice vote.
Final plat recordation and building permits remain contingent on satisfying the outstanding technical requirements noted by staff.
