Cody Kaufman, the project's architect, said the city asked his team to do exterior improvements at 301 East Philadelphia that include masonry restoration, window replacement alternates at the ground level (if funding permits), and an optional full roof replacement. "We are proposing aluminum clad windows, just because the maintenance for the building is unknown," Kaufman said, explaining the choice is to reduce long-term upkeep.
Kaufman said the project includes selective brick cleaning, removal and replacement where necessary, and that Marvin windows will match existing profiles for the proposed replacements. He also confirmed a rear entrance door at the ramp includes a transom and will be replaced in kind. Board members asked about gutter profiles and downspouts; Kaufman said the half-round gutter profile and hangers will match existing details.
A committee member moved to approve the application as presented and another member seconded. The board voted in favor; the transcript does not record vote counts. The approval covers masonry cleaning and repointing, the proposed in-kind door replacement at the rear ramp, and the listed alternates subject to funding.
