The Sugar Land Planning and Zoning Commission on May 14 voted unanimously to grant a one-year extension for the Rye Hill Section 4 preliminary plat, allowing the developer more time to submit final construction plans.
Staff presented the extension request, describing Section 4 as about 39.7 acres with 177 single-family lots, nine reserves and four blocks. The proposed lots were listed as 45- and 50-foot widths, with corner lots widened by 10 feet. Staff reminded the commission that preliminary-plat approvals are effective for one year and that the existing approval would expire on May 22, 2026 unless extended.
A commissioner asked whether the applicant planned to submit final plats soon; staff said the developer had indicated they expected to submit final construction plans within one to two months. "They plan to have it submitted within the next couple months," staff said, and commissioners asked staff to monitor that timeline to avoid an expedited approval late in the process.
A motion to approve the one-year extension passed unanimously, recorded as 7 to 0.
Staff said the extension will allow the developer time to finish construction plans before pursuing final-plat approval and that staff will bring additional information and any outstanding questions back to the commission as needed.
