The Montezuma County Planning and Zoning Commission recommended that the Board of County Commissioners approve a 5.5‑acre single‑lot development and rezoning application for property at 12253 Road 23 in Cortez.
Planning department staff said the proposal would create a single lot containing the ranch house and outbuildings while the remaining roughly 35 acres would remain in agricultural use. Staff noted the driveway has existed since 1935 and that county road staff offered to record an official driveway permit at no charge for recordkeeping. Montezuma Water Company was reported to have an 8‑inch mainline on the east side of Road 23 and to have water available for additional residential uses.
The Wildfire Adaptive Partnership recommended a waiver from a comprehensive wildfire mitigation requirement for this application, and an agent for the applicants described the request as a common farm‑to‑house split: “It we're just we're just seeing this a lot over farms...It's pretty straightforward,” the agent said (agent/representative).
A commissioner moved and the commission seconded the recommendation to the Board of County Commissioners; no conditions were recorded in the planning commission transcript. The vote was unanimous.
Staff noted that owners who choose to record a driveway permit can contact county staff for assistance.
The recommendation will be sent to the Board of County Commissioners for final action.
