The Cook County Planning Commission recommended on April 8 that the county board approve a rezoning request from light industrial to F3 for parcels controlled by Howard Hedstrom to facilitate subdivision and residential development.
Neva, the county land services staff member presenting the case, said the rezoning is similar to a prior 40-acre request that the commission had recommended and the county board approved. The parcel under consideration is adjacent to federal land and is being proposed for 5-acre parcels as part of a residential subdivision concept.
Applicant Howard Hedstrom appeared and described steps already taken: hiring MSA as the project engineer, engaging a surveyor, and completing a wetlands delineation last fall. He told the commission he aims to submit a preliminary application by May 1 to proceed through platting and construction-season work. "I've met with our office and we're just... well on our way," Hedstrom said.
Commission members asked few substantive questions and expressed general support for adding developable lots given limited land available in the county. One commissioner noted the applicant selected the development name "Little Creek Woods." A motion to recommend approval to the county board was made, seconded and passed without recorded opposition.
The item will proceed to the county board for final action on the rezoning and related platting steps.
