The municipal body approved a zoning permit allowing Pure Hockey to relocate to a larger retail space at 2335 West Broadway.
Applicant representative David Israel said the tenant is moving from a smaller store near Kohl's and has signed a 10-year lease for what he described as an approximately 11,000-square-foot space. "They're moving to 11,000 square ft. So, basically, it's just a relocation," Israel said.
Planning staff noted the property is in a community design district (CDD) and that the proposed retail use aligns with the comprehensive plan. Staff also flagged a discrepancy in application materials: the applicant described the space closer to 11,000 sq ft while the staff report lists 8,400 sq ft on the plans for the current buildout; staff suggested the larger figure likely reflects additional warehousing or shell space behind the storefront. Staff recommended approval with conditions, including sign-permit coordination that conforms to the center’s comprehensive sign plan.
Members praised the relocation as a positive sign for local retail and moved to approve the permit with the conditions in the staff report; the motion carried by voice vote. The permit approval allows the tenant to proceed with building tenant-improvements consistent with the approved plans and sign program.
Next steps: applicant will complete any required sign permits and tenant build-out approvals per staff conditions. The transcript did not include a roll-call vote tally.
