The Conway City Planning Commission on Monday approved preliminary plat for Orchard at Round Mountain Phase 2, a proposed 26‑lot subdivision located at 159 Milpond Road.
Planning staff presented the proposal and said the developable lots would range from about 0.95 acres to 2.56 acres, that the subdivision would include four internal streets with stub connections for future development, sidewalks, and access from Milpond Road. Staff told the commission the project is consistent with R1 zoning and the city’s comprehensive plan and recommended approval subject to conditions listed in the staff report.
Commissioner Jay Winborne moved to approve the preliminary plat and Commissioner Lori Quinn seconded. The motion passed by voice vote; the chair also recorded a vote in favor.
Staff noted the plat’s consistency with surrounding R1 zoning except for a small adjacent A1 parcel to the north, and said the proposed lot widths and street stub-outs are intended to accommodate future development. The commission did not request the applicant to speak at the meeting.
The approval is a recommendation to Conway City Council; staff reminded the commission that items reviewed by the Planning Commission are scheduled for city council consideration as early as April 9, 2024, and that decisions of the Planning Commission or Board of Zoning Adjustment may be appealed to city council within 30 days of denial.
