The Conway City Planning Commission on March 25 approved rezoning roughly 43 acres east of Washington Avenue and south of Fleming Street from R2A to R2, a change staff said would allow narrower duplex lots and conform with nearby zoning and the city’s comprehensive plan.
Planning staff described the site and said the rezoning is consistent with the old Conway overlay suburban zone and with the comprehensive plan’s movement from single‑family to multifamily and commercial uses in the area north of Fleming Street. Staff told the commission the change would permit duplex lots with a minimum lot width of 50 feet in R2 (compared with 100 feet in R2A).
Bobby French, the applicant’s representative, identified his office address and said he represents the property owner. French said the owner intends to remove the existing structure, split the parcel (roughly in half) and construct two duplexes; he offered to answer commissioners’ questions.
Commissioner Lori Quinn moved to accept the rezoning request as presented; Commissioner Alexander Bayy seconded. The commission approved the rezoning by voice vote.
Staff noted the parcel is adjacent to R2 and R2A zoning and that the rezoning is intended to bring the property into conformity with nearby development patterns. The commission did not record a roll‑call tally in the transcript; the motion passed by voice vote and will be forwarded to Conway City Council as required by the city’s procedures.
