Brian Hurley presented maps, historic aerial photos and a wetland survey during his hearing before the Board of Assessment Appeals, arguing that substantial wetland coverage and deferred maintenance justify a lower assessed value for 120 Merwin Lane.
Hurley told the board the property has an aging roof (replaced in 1999), an original septic system, and exterior deterioration around a sunroom added years after the original build. He said a 2005 wetland survey updated in 2008 (and discussed with town staff) indicates approximately 47% wetland on his parcel, and he provided historical imagery to show changes to on-site water features.
Hurley estimated roughly $200,000 would be needed to address deferred maintenance and replacement work. Frink said Hurley's exhibits will be included in the deliberation packet and that the board will issue a decision by mail before tax bills are finalized.
