Woodstock TNC setback variance to go to McHenry County Board after staff review

Woodstock TNC Enterprises LLC requested a setback variance in the I1 light industrial district to allow a 10-foot setback from the western lot line where the Unified Development Ordinance requires 75 feet. The hearing officer recorded the application and staff said the proposal would not increase impervious surface because it uses existing asphalt grindings; a separate stormwater permit is pending because the building exceeds the 5,000-square-foot disturbance threshold.

Nancy Adams, identified as the owner and president of Woodstock TNC Enterprises, said the business (an overhead-door company) needs a larger building with loading docks to allow semitrailers to back in for deliveries. Applicants explained that loading docks facing east would permit trucks to back directly into the docks from Track Lane and that existing asphalt grindings provide the necessary surface; staff confirmed the stormwater division had reviewed the permit application and noted no stormwater concerns from the current review.

County staff (Kim) noted that land to the west is in the City of Woodstock M1 manufacturing district and that nearby properties are industrial, so the proposed use fits the context. Hearing officer Michael Mcernney said the request will go before the McHenry County Board at its May 19 meeting at 7 p.m. and that the item is likely to appear on the consent agenda.

Next steps: The hearing record and staff recommendation will be forwarded to the County Board for final action on May 19.
