Proponents explained the larger size is intended to make ADUs usable for seniors and people with mobility needs (room for accessible bathrooms and a caregiver), and to correct an inequity that smaller primary homes cannot support the same percentage‑based ADU size enjoyed by owners of larger houses.
Advisory expressed concerns (vote against) about potential changes to neighborhood density, septic and frontage limitations, enforcement capacity, and the possibility of converting lots into de facto two‑unit properties without adequate permitting oversight. ZBA members and town residents supporting the article noted that Special Permit and Title V (septic) rules continue to apply and that the change simply allows more flexibility by‑right for eligible homeowners.
The article passed by voice vote after discussion. Zoning and building permit processes remain in force and ADUs must meet septic, setback and parking requirements where applicable.
