At its March 5 meeting the Fairfield Economic Development Commission discussed Planning & Zoning’s recent action to adopt revised parking regulations and considered drafting a general, non‑specific letter of support before the P&Z public hearing closes March 24.
Staff reported that the P&Z commission adopted changes that expand the allowable shared‑parking radius from 500 feet to 1,000 feet for certain joint parking arrangements and said the design commercial district amendments (now in public comment through March 24) aim to modernize dimensional standards and promote pedestrian orientation.
Staff described technical elements P&Z is considering: encouraging building frontage closer to sidewalks, reducing curb cuts and establishing a maximum 70% frontage coverage with a required 24‑foot two‑way aisle for driveway access to minimize conflict points. “Minimizing number of curb cuts is helpful because it eliminates some of the conflict points where accidents do occur,” staff said.
Commissioners indicated broad support for the objectives and discussed whether the commission should send a brief statement endorsing the general direction without endorsing specific edits. Staff offered to work with the chair to prepare a short letter before the hearing closes, and commissioners asked staff to circulate the draft for quick review so the commission could submit comments in time.
The commission emphasized the goal of balancing property‑owner concerns — such as the value curb cuts add to parcels — with public‑safety and pedestrian‑oriented objectives. No formal vote was taken; staff will circulate a draft letter for chair and member review ahead of the P&Z hearing deadline.
