Walton County Planning Commission OKs forwarding small-lot rezoning after neighbor objects

The Walton County Planning Commission voted to forward a rezoning request to the Board of Commissioners after hearing from the applicant and an adjacent landowner.

Applicant Dorian Cree told the commission he owns a roughly 6-acre tract on B Springs Road and is asking to rezone 1.808 acres from A1 to A2 to create a buildable lot. "We own that whole 6acre track," Cree said, explaining that a prior roadway dedication reduced the lot size by about 0.21 acres and left the parcel short of being conforming.

The commission's chair opened the public comment period to neighbors. Adjacent property owner Larry Sneed said the area is surrounded by A1 lots and warned that changing one parcel to A2 "densifies the urban area" and could establish an unwanted precedent.

Commissioners discussed the application and emphasized they review rezoning requests on a case-by-case basis. A motion to approve the request as submitted passed on a voice vote and the commission directed staff to forward the item to the Board of Commissioners for final action on the 5th. Individual roll-call votes were not recorded on the transcript.

The item will next be considered by the Board of Commissioners; any conditions or modifications will be set there.
