Walton County planners and commissioners tabled a rezoning request for a property on Highway 78 after receiving conflicting information about intended uses and hearing neighbor concerns about past enforcement issues.
Tip Hu, representing the applicant and Alcoi Consulting, said the owner, Ruben Thomas, seeks to rezone a split B2/M1 parcel to full M1 to allow outside storage of commercial trucks and to build parking for about 18 vehicles. "We are requesting that the property be rezoned to all M1 to allow for the storage of trucks for Mr. Ruben's business," Tip said.
Staff and commissioners noted a critical zoning distinction: M1 allows outside storage of commercial vehicles by right but excludes vehicle maintenance and washing. Commissioners asked whether the applicant intended to perform maintenance on customer vehicles; the applicant said he was seeking to park company and some customer trucks while he stabilizes his business. Christie from planning staff confirmed that outdoor storage with vehicle maintenance would only be allowed via a different permit path (conditional use in B2) or with specific conditions.
Neighbor Robert Post — who identified himself in the record and later indicated he is the town mayor — urged denial, citing prior code-enforcement complaints at the owner's existing location and arguing that similar storage and repair activities have created nuisance and enforcement burdens. The applicant disputed some past enforcement attributions and said he intends to comply with county requirements.
Given uncertainty about the exact uses requested and what is permissible under M1 versus conditional-use approval in B2, the commission voted to table the application to allow the applicant and staff to clarify the request and consider alternatives such as pursuing a conditional-use permit. The motion to table passed by voice vote; no roll-call tally was recorded in the transcript.
