Commission recommends rezoning at 675 Bayshore Drive after survey shows need to split lot

The Hot Springs Planning Commission on April 9 voted to recommend that the Board of Directors rezone 675 Bayshore Drive (RZ 26065) from RS (residential suburban) to RN1 (residential neighborhood one) so the property owner can create an additional single-family lot.

Planning staff said the property is approximately 0.89 acres, lies just inside city limits near Lake Hamilton, and was rezoned from RR to RS late last year after which a formal survey revealed a smaller parcel than initially estimated. Staff recommended a future land-use map amendment to residential low to align with RN1 zoning and concluded the request is compatible with surrounding development.

Applicant Jonathan Harness told the commission his survey showed the lot totaled about 18,000 square feet for the parcel to be split, explaining why the rezoning was necessary to create two lots; he answered one procedural question and had no additional public comments.

Commissioners moved and the roll-call vote recorded unanimous approval to forward the recommendation to the Board of Directors. The board will consider the rezoning at its May 5 meeting at 6:00 p.m.

Vote and next steps: The commission recommended approval by unanimous roll call and staff will prepare the packet for the Board’s May 5 meeting.
