Cyrus Proofs LLC presented two separate applications July 9 seeking dimensional variances to construct narrow three‑story single‑family attached homes at 114 Robinson Street and 928 Perry Street in the R3 district.
Attorney Joan L. D. Koff Stout summarized the cases and had owner‑member Mr. Samson and architect Keith Gibson testify. For 114 Robinson, counsel said the lot is approximately 15 feet wide by 80 feet long (≈1,200 sq ft). Architect Keith Gibson described a three‑story design with a front garage, three bedrooms on the middle floors and additional space on the top floor; total building area across floors was described around 2,000 sq ft while the footprint would be roughly 866 sq ft. Counsel argued the lot’s narrow, undersized pre‑existing condition prevents reasonable development without variances and that the proposed design would be compatible with existing block patterns.
For 928 Perry, counsel said the lot is roughly 14 feet by 100 feet (≈1,400 sq ft). Gibson presented similar three‑story plans with a garage/carport and said the requested variances include relief from minimum lot size and lot width and, in one application, building coverage relief. Mr. Samson said the developer plans to rent the finished units.
Board members questioned driveway and curb‑cut access, and staff reminded applicants that the Department of Public Works will issue any driveway permits regardless of zoning relief. The hearings were concluded and the board said written decisions will be issued next month.
