The Planning Commission continued SPUD 1821 (1320 West Reno) to April 23 after a large turnout of nearby homeowners voiced concerns about privacy, lighting, parking and the scale of a proposed four‑story building.
Applicant Michael Tibbitz said the site had previously been zoned for apartments (SPUD 1309) and that his proposal reconfigures an existing entitlement to make the building more feasible; he said the four‑story option would keep the same 129 units the earlier SPUD allowed but trade vertical height for greater setbacks. Neighbors — including Diane Jameson, Daniel Gazarro, Curtis Cantenberger and others — said they were surprised to discover apartments were already permitted and argued the proposed scale, additional vehicle trips and lighting impacts merited more outreach.
Commissioners emphasized the applicant must do neighborhood outreach. The applicant agreed to host a community meeting and to return with revisions; commissioners continued the case to April 23 to allow the outreach and for any agreed changes to be read into the record. Commissioner Meek made the motion to continue and Commissioner Milner seconded.
