Staff presented the concept plan for Willow Stone Estates, a conservation subdivision of 25 lots on approximately 184.62 acres off Clovercroft Road in the county’s fourth voting district. Staff said about 83% of the development parcels will remain open space and approximately 90% of the existing tree canopy will be retained.
Staff described lot sizes ranging from 1.0 to 1.77 acres and an overall density of about 0.14 units per acre. Water service would be provided by Nolensville College Grove Utility District; wastewater would use the Clovercroft Acres non‑traditional wastewater treatment and disposal system located on the adjoining property. Staff recommended approval with standard conditions in the staff report.
Joshua Denton, representing the applicant, confirmed the development ‘‘will not be gated’’ and said the applicant may seek a future revision to add more lots; he said the current request meets the criteria for the 25‑lot concept plan and that any expansion would require subsequent review. Commissioners asked about road configuration, gating, and whether additional lots might be added in the future. After discussion, a motion to approve carried by voice vote.
The commission approved the concept plan and will apply the standard staff conditions noted in the report.
