On second reading, the City of Hialeah council approved an ordinance repealing Hialeah Ordinance No. 2021-140, effectively terminating the previously authorized project for parcels at 167 and 187 West 23rd Street and nullifying associated special-use and variance approvals.
The council also approved multiple variances on second reading for two industrial properties: (1) variances for 4725 and 4735 East 10th Court (M-1), including reduced parking (11 spaces where 16 are required), parking partially in the right-of-way, backing into the right-of-way, and 0% pervious area where 10% is required; and (2) variances for 5650 and 5660 Northwest 36th Avenue (M-2), allowing 23 parking spaces where 53 are required, backing-out parking for 10 spaces into the right-of-way, and 0% pervious area with landscape mitigation waivers. In both cases the clerk read the ordinance/variance language and the motions carried.
On a separate agenda item the council approved first reading of a conditional-use permit to allow operation of a vocational and technical school at 3412 West 84th Street, Unit 100 (C-2); the council passed the motion and scheduled second reading and public hearing for May 26, 2026 at 5:30 p.m.
Council made these decisions during the zoning portion of the meeting with roll-call votes; where the clerk announced "motion carries," the council approved the items and closed public hearing portions where applicable.
