ZBA grants variance for deck expansion at Sun Blaze Drive

The Nashua Zoning Board of Adjustment on May 12 approved a variance allowing property owners at 6 Sun Blaze Drive to encroach 4 feet into the 25-foot rear-yard setback to replace a 12-by-12 deck with a 12-by-20 deck.

The applicant said the original deck came with the house and that the family wants more outdoor space; there were no public opponents and the board noted a letter of support from a nearby neighbor that was read into the record. Vice chair Josh Neely moved to approve the variance, citing the neighborhood’s layout, existing visibility constraints and that the replacement was consistent with other decks in the area; the motion was seconded and carried.

Board members emphasized the request was a modest encroachment, largely invisible to most neighbors, and noted the change responds to a safety/maintenance need for the aging deck.
