The Coralville Board of Adjustment on Jan. 19 voted unanimously to approve three conditional use permits and elected Joshua Motley chairperson and Cherie Nicola vice chairperson for 2026.
The board approved a conditional use permit for an automotive service, repair and body‑work business proposed by OM3, LLC at 2710 James Street. Dave Johnson, Community Development Director, told the board staff had not received any written or verbal comments on the application. Gus Wilson, representing OM3, said, "Caliber Collision has over 1,700 locations across the U.S., and it is a well‑run auto repair business that does small repairs. The yard is fenced and all work is done inside the building, with their goal being repairs to be in and out within 2 weeks." The board approved the permit 3‑0 with staff conditions that prohibit outside storage of materials and equipment, allow outside parking only for vehicles awaiting or undergoing repair (vehicles must be currently registered and licensed), limit outside storage to no more than 30 days, and make final site plan and building design subject to City staff approval.
The board also approved a conditional use permit for a bank with a drive‑thru in a multi‑tenant building at 3224 Crosspark Road, submitted by Coral Ridge 8 LLC and represented by Jon Marner of MMS Consultants. Johnson said City Engineering found a traffic study was unnecessary; staff recommended final city approval of site and design and a condition that the CUP expire if ownership or use changes. That application passed 3‑0.
At 506 2nd Street, the board approved a conditional use permit for a Corda Credit Union drive‑thru on a currently vacant lot about 200 feet west of the 2nd Street and 4th Avenue intersection. Paula O'Rourke, representing Corda Credit Union, offered to answer questions. Johnson told the board the existing building on Lot 1 is not part of the project and will be marketed for redevelopment; shared access does not affect the proposed bank. The board approved the CUP with the same standard staff conditions, 3‑0.
Votes at a glance: The board carried every motion 3‑0. The members recorded as present and voting were Sitzman, Joshua Motley and Cherie Nicola. Approvals included the Jan. 19 agenda; Dec. 15, 2025 minutes as amended; election of Joshua Motley as chair and Cherie Nicola as vice chair; and the three conditional use permits listed above.
Why it matters: The permits allow new commercial uses along Coralville’s arterial commercial corridors while imposing limits intended to prevent outdoor storage and require final design review by city staff. Several conditions make each CUP contingent on final site and building approval and specify that the permit will expire if ownership or use changes, requiring a new application at that time.
The meeting opened at 6:00 p.m., and was adjourned at 6:10 p.m. The minutes were prepared by Collette Ledger, administrative assistant.
