The Rankin County planning commission and board reviewed multiple land-use requests and set or approved follow-up steps.
A conditional-use permit application by Bailey Perminter for a 4,200-square-foot dwelling within an A8 flood zone (291 Baker Lane) was set for public hearing on May 4 after discussion of flood-elevation certificates and site constraints. Two other planning items — a Southern Charm Homes rezoning and a separate conditional-use modular-home request — were not set for public hearing pending further review and health-department input.
On a separate site-plan item, staff presented Peyton Sullivan’s proposal for a 2,400-square-foot building at 129 East Business Park Drive for CLR Construction Group. Board members approved the site plan subject to receiving grading and drainage plans; the board additionally asked for masonry treatments on the visible elevations and for a gravel-to-asphalt apron at the driveway transition to limit gravel tracking onto the road.
Board members debated minimum-lot and health-department constraints related to proposed one-acre lots on Jerusalem Church Road; staff advised a legislative approach next year to address subdivision and septic concerns.
The planning commission adjourned and the board returned to other business; further hearings and formal notices will be scheduled as required by ordinance.
