County real‑estate representatives briefed the commission on the status of the 39‑acre county campus development and options to relist and market two remaining parcels.
Staff said five lots were originally listed in 2024; three have sold (one buyer subdivided their parcel), leaving two lots available. The representative described Lot 6 as 3.28 acres with retention/management area constraints that reduce buildable area and said some buyers search for smaller parcels rather than the full 3.28 acres. To broaden marketability, staff proposed offering Lot 6 as a whole and also listing it as two parcels (6A and 6B) with suggested per‑square‑foot pricing to attract smaller buyers.
Marketing updates include new drone photography, refreshed online listings syndicated to MLS, LoopNet and Crexi, and an upcoming 4x8 billboard with a QR code that links to the listing. Staff reported that the hotel parcel buyer indicated construction could be as long as three years depending on franchise approvals, while other buyers have discussed a coffee shop and a wellness clinic for adjacent parcels.
Commissioners acknowledged the marketing improvements and agreed to place relisting documents on the next meeting agenda for formal action. Staff were asked to bring finalized listing language and any required signatures for a vote.
