The Warrick County Area Planning Commission on May heard and conditionally approved Primary Plat PP-26-04, a proposal to split about 0.89 acres at the northeast corner of Bell Road and State Road 66 into two commercial lots. Staff said the site is zoned C-4, has no floodplain, and that New Brick Sewer and Chandler Water have capacity for the project. The plat will include a note identifying a private sanitary sewer easement benefiting Lot 2 as a condition of approval.
Travis Norman, representing Take 5 Carolina's Property LLC, told the commission the corner parcel will host a Take 5 oil-change facility and the adjacent lot will be developed for a Chase Bank branch. Norman said the two parcels will have separate parking but a reciprocal easement will allow circulation between lots.
Commissioners asked about access and parking; Norman confirmed both lots will have dedicated parking and an access point onto State Road 66 and Bell Road. Planning staff advised that the drainage board and the county had approved the drainage and that a recorded power of attorney establishes Norman's authority to represent the property owner.
After discussion about the proposed private sanitary lateral and a staff condition requiring a plat note, a commissioner moved to approve the primary plat with the stated conditions. The motion passed by voice vote.
The commission’s favorable action is a final approval at the planning commission level; any subsequent building permits, access approvals and utility hookups will follow standard county permitting procedures.
