Board approves 11-year lease for Hometown Coffee at Hinsdale train station

The Hinsdale Village Board approved an 11-year lease and the accompanying ordinance to lease station space at 25 East Hinsdale Avenue to Hometown Coffee & Juice.

Trustee Pashka summarized lease terms: an 11-year initial term with two optional five-year extensions, rent starting at $31 per square foot and rising to $42 per square foot in year 11, tenant responsibility for utilities and property taxes, and potential rent abatement for up to two years while Hometown completes interior buildout. Staff materials indicate Hometown has committed about $1.25 million for the fit-out.

The board waived the ordinance's first reading and approved the lease by roll call. Trustees expressed enthusiasm for the addition, noting it will provide a retail and gathering opportunity at the station while generating sales tax revenue for the village.
