The Brentwood Board of Commissioners voted to schedule a public hearing on a voluntary annexation request covering approximately 76.7 acres on the west side of Hillsborough Road south of Old Hickory Boulevard.
City Manager Jason Gage presented the proposal, saying the developer plans 26 lots — 25 proposed for OSRD (Open Space Residential Development) zoning and one large reserve lot intended for R2 zoning if and when it later receives road frontage or an access easement. "There are a total of 26 lots to be developed," Gage said, and the OSRD component would preserve more open space than the minimum required.
Gage told commissioners the parcel currently carries Williamson County's MGA-1 (minimum 1-acre lot) zoning and that, if annexed and zoned OSRD, the city would exert planning review authority and preserve riparian and floodplain areas. He said required open space under OSRD would be 7.69 acres but that the proposal includes about 32.1 acres of open space (an excess of roughly 24.41 acres).
Gage noted the city would provide municipal services other than water and sewer, which would continue to be provided by Nashville-Davidson County, and described a tentative timeline: planning commission review May 30, public hearing June 22, first reading of ordinances July 13 and final steps in August.
Commissioners discussed buffer boundaries with adjacent county/Franklin parcels, potential traffic impacts on Hillsborough and Old Hickory, and concerns about floodplain and stormwater measures. Staff said any earth-moving to keep lots outside floodplain areas would be required and that the proposal preserves a stream corridor.
The commission voted unanimously to set the public hearing and proceed with the scheduled review process so the public can comment at the hearing and related meetings.
