The Old Kings Highway Committee on Monday tabled a proposal to build a new three‑bedroom house at 338 North Dennis Road after members said they needed a physical siding sample and clearer plans.
An agent presenting the application said the house would be white with Allside vinyl siding (described in the application as “glacier white”), a black roof and a black front door. The agent said the same siding had been approved previously on other projects and that the application package included a PDF sample.
Committee members and abutter Richard Gaganois questioned whether a PDF showed the true texture and tint. “Driving down North Dennis Road and suddenly seeing a big snow white house would be kind of outrageous,” Gaganois said, expressing concern about scale and neighborhood character.
The committee chair said the board historically has been reluctant to approve vinyl siding around an entire house and emphasized the need to see how the material will read in context. A committee member added that the board regularly requests physical samples for large projects so members can verify texture and off‑white versus snow‑white tones.
The agent said he had not expected to bring a physical sample but confirmed a PDF sample in the packet; he said he would supply a physical sample if the board required one. He also agreed to consider Azek or a cedar‑impression product to address concerns about appearance.
Without the sample and with members split over permitting vinyl on all elevations, the committee moved to table the application pending delivery of a physical siding sample and clearer materials information. No vote on the application’s merits was taken; the agent was instructed to return with a physical sample and any revised documentation.
Next steps: the applicant will provide a physical siding sample and revised drawings; the committee will re‑take the matter at a future meeting once materials are submitted.
