The Town of Southborough Zoning Board of Appeals voted April 15 to approve a special permit allowing a setback change for a deck at 12 Wood Street.
The applicant, identified in the hearing record as Alberto Jara (Pike Universe LLC), told the board a recent survey showed the deck’s setback had shifted from 16 feet to 13 feet since the original approvals. He said the structure faces an open buffer rather than directly abutting a neighbor and that the alteration was unintentional during construction. The board recorded the relief request under sections 174‑19 and 174‑9 of the zoning code.
After asking no substantive questions, board members moved to close the public portion of the hearing and then voted to approve the permit by roll call. The vote recorded “I” (yes) responses from Jamie, Doris, Paul, Mike, Doug and Williams, and the motion carried.
Staff member Laura told the applicant the board would prepare a written decision and file it with the town clerk; once filed the decision is subject to a 20‑day appeal period. If no appeal is filed, the town clerk will certify the decision and the applicant may record it at the registry of deeds, Laura said.
The board did not record any conditions beyond the standard decision‑drafting process during the meeting. No public letters or speakers opposed the permit on the record that evening.
