The Grand Island Planning Board voted unanimously to approve a one-bedroom bed-and-breakfast at 4184 East River Road.
Members said the applicant had already obtained a variance from the zoning board of appeals to allow parking off the property in the driveway area adjacent to Kirkwood, rather than meeting a strict on-site parking requirement. Board members discussed whether that variance was sufficient and noted the parking would effectively be located within the town right-of-way area adjacent to the property.
Committee member Jen moved to approve the application and Norm seconded; the motion passed with all members in favor. Board members said the approval is contingent on the usual owner-occupancy expectation for bed-and-breakfast operations and on the applicant meeting any remaining site-approval checklist items before permits are finalized.
Why it matters: conversions to short-term lodging change neighborhood traffic and parking patterns, and the board underscored that the prior ZBA variance and the owner-occupancy condition are central to preventing off-site impacts. The board recorded the approval and moved to the next agenda item.
