The Area Plan Commission approved two subdivision plats during its April meeting.
Rosehill Commons (Document 25; file 12 2026), a 9.85-acre tract commonly associated with 3535 Rosehill Avenue, was presented as a two-lot subdivision. Staff said sanitary sewer and public water are available and the property is not in the flood zone. Because of the number of lots historically created from the parent tract, staff requested a waiver of major-subdivision rules and recommended approval under minor-subdivision procedures. Staff also noted a porch encroaching into the front setback may be permanent and could require a variance; approval of the plat is contingent on recording the plat within 90 days and addressing the porch/setback issue.
A petitioner present said they had nothing to add and no opposition was voiced. The commission moved, seconded and approved the plat by voice vote.
The commission also approved the Wright two-lot replat (Document 46; file 13 2026) for property commonly associated with 1575 Governor's Island Road. Staff again requested a waiver to treat the filing under minor-subdivision rules, reported utilities are available and the site is not in a flood zone, and noted the plat is contingent on being recorded within 90 days. The replat was approved by voice vote.
Both approvals included the typical contingencies — recording the plat within 90 days and satisfying any variance conditions or engineering requirements noted by staff — before final development proceeds.
