Joel Smith, the construction representative, presented the recommended guaranteed maximum price (GMP) of $594,709.43 for the Leavenworth High School culinary classroom remodel and explained the scope changes that drove higher-than-expected bids for the HVAC and hood/exhaust work.
Smith described 12 bid packages and 39 total bids, noting most bids aligned with expectations except the kitchen hood/ventilation scope. He said the recommended scope includes code-compliant fume hoods, integrated fire-suppression systems tied into building fire panels, new plumbing under the classroom, epoxy floors, cabinetry, and additional student cooking stations. Smith explained the district had approved early procurement for casework and countertops and recommended moving forward to meet a tight summer schedule: begin construction the day after Memorial Day and substantial completion by Aug. 8 so teachers and students can return on time.
Board members asked about warranties, ventilation history, cleaning and maintenance, slip resistance of new epoxy floors, and schedule risk. Smith said all work includes standard warranties (one-year minimum; longer if specified), the ventilation layout avoids multiple roof penetrations, and the floors include texture to reduce slip risk.
A board member moved to approve the remodeling project at the recommended GMP; the motion was seconded and passed by voice vote (recorded as unanimous). The board included an $8,000 overtime allowance within the GMP for schedule contingencies; any unused contingency will return to the district.
Next steps: staff will execute the GMP and begin procurement to meet the outlined summer construction schedule.
