The attorney said a default was entered on Feb. 3, 2026, for failure to respond and that a hearing for final judgment is expected in the coming weeks unless the owner intervenes or cures the liens.
Enrico Ridge: staff described a more complex title and lien situation. The city’s liens total approximately $651,300, but the site also carries a primary mortgage reported in the transcript as approximately $15,500,686.61 plus other debts and a judgment. Staff warned that foreclosure is legally possible but could be difficult to monetize given the large senior mortgage; commissioners asked for a site condition assessment and recommended staff consider engineering and condemnation options if warranted. The building official agreed to conduct a site visit and present photographic and condition findings to the commission ahead of a recommendation on next steps.
